Public consultations on the results of real estate valuation and revaluation: every citizen can verify the value of their property
The Agency for Geodesy, Cartography and Cadastre and the Public Institution “Real Estate Cadastre” have completed the nationwide process of valuation and revaluation of real estate and today launched public consultations to verify the preliminary results. Citizens are encouraged to check the value of their property by accessing geodata.gov.md.
Why this is important for citizens:
1) Safer transactions, based on property values that reflect real market conditions. Citizens will be able to sell, inherit, and purchase real estate at a fair value.
2) Cadastral values closer to market prices. When the cadastral value is close to the market price, during a sale the difference between the transaction price and the official value will no longer artificially appear as “capital gain,” thus reducing the risk of additional taxation. We note that the difference between the old and the new cadastral value will not be considered a capital gain.
3) Fair taxation. A realistic property value ensures equitable property taxation—citizens will not pay more than is fair or, conversely, be undervalued compared to others. This valuation does not automatically lead to an increase in property taxes. Each local public authority determines the taxation coefficient for its respective locality.
The new values validated through this transparent process will enter into force on 1 January 2027, thus completing an important state program aimed at improved infrastructure planning and the sustainable development of the Republic of Moldova.
